Landlord Basics

This session gives an overview of what you need to know to be a landlord including tenant screening, security deposits, and much more!

Speaker: David Foote is a property owner and President of the Southern Worcester County Landlord Association (SWCLA).  David has been in the rental business for several years and brings with him lots of experience and information regarding being a landlord.  


Navigating through Housing Court

Get a view from the Bench.  Come listen and find out the best way to be successful in Housing Court.  Hear about landlord-litigant process from the Judge's point of view.

Speaker: Judge Kerman is the Presiding Justice of the Northeast Housing Court where he has served since his appointment as an Associate Justice of the Trial Court in 1990.  Prior to his judicial appointment he served as the Executive Director of the Neighborhood Legal Services, Inc., legal aid organization in Lynn. Judge Kerman graduated from Duke University Trinity College in 1965 and from the Syracuse University School of Law in 1970.  He is admitted to practice in New York and Massachusetts and in the federal courts.  From 1965 to 1967 he served with the American Peace Corps as a middle school teacher in ermik, Diyarbakir, Turkey.  Judge Kerman has served as a faculty member and assistant team leader of the National Institute for Trial Advocacy since 1984, and he teaches trial practice to lawyers and law students several times a year through NITA programs and as an adjunct member of the faculty of the Hofstra University School of Law in Hempstead, New York. 
Fair Housing

“How to protect your assets and avoid costly litigation under the fair housing law: What you think you know may not be true!”

Get the facts from a landlord and fair housing expert. In this workshop you will learn how to avoid fair housing complaints and costly litigation by understanding the state and federal fair housing laws, code enforcement and other regulations as they apply to landlords. You do have rights! Learn what they are and how they can help you in protecting your assets. 

Speaker: Jamie Williamson is the Executive Director of the Massachusetts Fair Housing Center, (MFHC). Ms. Williamson is responsible for the development and maintenance of MFHC’s programs in areas of compliance, enforcement, education and outreach, public policy, consulting, finances and administration. During her tenure she has provided training and consulting services to public and private housing organizations, the housing industry, homeowners, landlords and governmental agencies. In 2005, Ms. Williamson was appointed by the Supreme Judicial Court of Massachusetts to serve on the Access to Justice Commission. Ms. Williamson teaches housing discrimination and research practices at the University of Massachusetts Amherst, where she serves as an adjunct professor. She received her B.A. in Political Science at Smith College in Northampton, MA. 

Financial Planning

Panel discussion on different aspects of managing your properties from a financial perspective.

1. Taxes - looks at different aspects of taxes from an income property perspective

2. Financial Planning - looks at your financial portfolio with respect to investment properties

3. Asset Protection - presents different ways of holding your properties (sole proprietor, corporation, LLC etc)and the pros and cons of each one.

4. Mortgages and Financing - looks at options for financing your purchases.

Taxes - Kathleen Winston

Kathleen Winston C.P.A. has operated her own Tax and Accounting business in Sudbury for over 20 years.  She provides comprehensive financial consulting and support to dozens of small and growing businesses, including real estate professionals, as well as complete tax, financial, and estate planning services to individuals. Asset Protection - Michele Mulvena

Attorney Mulvena  is an Attorney with the Law Offices of Frank N. Speaker John Kimball

John Kimball has been involved in the exchange field since 1983. He is a member of the Federation of Exchange Accommodators, the past president of the New England Chapter of the National Council of Exchangers, received the Exchangor of the Year award form the National Council of Exchangers in 1989, and is a national speaker and educator on the benefits and pitfalls of Exchanges and related issues. John has worked as a consultant and advisor to attorneys and accountants and is a specialist in the structuring and analysis of complex transactional matters. 

Speaker Timothy G.  Halligan

Timothy Halligan joined the Exchange Authority in 1999 as a principal and partner.  Tim brings to the partnership over 30 years of real estate and Exchange related experience.  He is a past officer and director for several national exchange organizations and in 2003 earned the Federation Of Exchange Accommodators, CES Designation as a Certified Exchange Specialist.
